• Step 1:

We arrange a meeting with you to discuss and explore your requirements in detail. This is very important as it is vital that we fully understand your objectives, your preferences and exactly what sort of lifestyle you are looking to achieve. We prefer to visit you in your own environment to do this and meeting you in your home, if possible, helps us enormously as this provides an insight towards your personal style, tastes, etc. which is invaluable to us when selecting your overseas home.

• Step 2:

We email/send you a series of 'Style Options' so as to ensure that we have clearly understood the type of property that you are looking for. This helps us to appreciate what you do and don't like and what you will and won't compromise on. We ask for your honest and open feedback so that we do not waste your time in the future by sending you properties that you do not find attractive.

• Step 3:

Once we are clear on all of the above, we commence our initial search. Using our wide network of overseas based property professionals we identify and send you details of specific properties that we feel meet your specification.

• Step 4:

Depending on which of our service options you have selected, Internet/Agency or Full Search, we will arrange either for you to visit suitable properties, or for us to do this on your behalf.

• Step 5:

Once you identify the property that you would like to buy, we negotiate on your behalf with the relevant selling agent/vendor and introduce you to suitable lawyers, etc. to assist with the process (it is generally advisable to have initiated contact with legal and tax advisors prior to commencing your search).

Here we utilise both the internet and our extensive contacts throughout your chosen country to research the market and identify properties that appear to meet your requirements. Given that we do not actually view the properties ourselves, we are unable to verify the accuracy of the information provided and cannot always provide first-hand accounts on the immediate area and amenities. However, the agents that we work with have been chosen for their integrity and we are rarely disappointed with their advice and services.

Once we have identified the suitable options, we forward these to you, usually via email. The next stage, assuming you were to like any of those options enough to do so, would be to arrange a viewing trip to the property/ies. We would take care of these arrangements for you, ensuring airport transfers etc. where possible. Usually the agent responsible for the property would meet you and take care of you during your stay.

The benefit to you of this service is that you save countless hours in research and are only exposed to a filtered selection which is based entirely upon your personal requirements.

Our Fee

When you purchase a property through an agent that we have introduced, that agent will be responsible for our remuneration and thus there will be no cost to you for our services. This remuneration will be a share of the agent’s standard fee which is covered by the vendor of the property and is included in the listed purchase price.

The Full Search option is more comprehensive than the Internet/Agency Search option as in addition to that service we will also visit your chosen properties on your behalf and verify that these are indeed suitable before asking you to make the viewing trip yourselves. We take our own photographs of the property and video footage where possible (some owners do not allow us to do this) so as to make you feel that you have actually been there yourself. We sample the local restaurants, shops, bars, etc. so as to be able to describe the atmosphere, the clientele and the general suitability of the immediate area for you and your family.

The benefit to you of this service is that we are able to establish the accuracy of the agent's descriptions and also experience the property so as to ensure that it not only looks right but has the right 'feeling' for you too. As discussed, many properties can tick the boxes but not many will actually 'feel' right. Again, this option will save you many hours in research and potentially unnecessary travel.

Our Fee

Given the additional demands on our time, we charge a flat up-front fee for this service. In addition, we will charge you for our travel and accommodation expenses to a limit pre-agreed by you. Following a successful purchase through an agent that we have introduced, we will receive remuneration as in option 1 above. Where our total fees received exceed a certain limit, we will refund the difference to you. The fee and expenses are not refundable if we are unable to source a suitable property for you.
